F&M Building Services was established in January 2005 to serve the Hospitality Industry by bridging the gap between Building Owners / Operators, Architects, Designers, Engineers and Contractors.


Mr. McLean has over 25 years experience in the hotel industry maintenance field holding positions including Chief Maintenance Engineer, Regional Maintenance Engineer, Corporate Director of Engineering and Owner of F&M Building Services. Raised in Inver Grove Heights, Minnesota, Mr. McLean studied at Dakota County Technical Collage where he received certifications in heating plant operations and maintenance, maintenance electrician and maintenance plumbing. Mr. McLean also attended The Collage of Dupage, Wheaton IL, and has held the rank of Senior Staff Sergeant, USAF-ANG where Mr. McLean maintained ground based power plant, heating and electrical generation equipment. Over the past 25 years, Mr. McLean has overseen all facets of property maintenance, construction and operations.

This includes a visual inspection of the following:

  • Sampling of guest accommodations. If possible, a sampling of 10% of all types of accommodations will be reviewed.
  • Equipment and Systems. The operation and maintenance of the systems will be observed and documented. Whenever possible, equipment will be opened and the interior of the equipment will be inspected.
  • Roofs are to be inspected and conditions documented.
  • A visual inspection of incoming utilities will be performed and a determination rendered on the condition and sizing of each utility.
  • Life Safety Systems; all life safety systems


A review of the following records is recommended:

  • Equipment logs
  • Fire, health and code enforcement records
  • Elevator maintenance and inspections records


Capital needs with cost estimates are helpful in understanding the immediate needs as well as short and long term planning.

Along with a list of immediate needs and estimates, the capital planning will also include a Five Year Plan Worksheet. This worksheet lists the typical needs of a hospitality facility and provides estimated quantities and pricing for each of these items.


Actionable items are general repairs and operation modifications that are needed at the hotel. This list includes the need, estimated correction time if completed by in-house staff, estimates of parts and supplies needed and estimates if the item is the type of repair that is best handled by outside sources.


Review of current maintenance contracts compared to the condition of the equipment and systems under contract is recommended. This helps to understand if the contract is effective and whether price value is being maintained.
